How to read a listing

What each part of a listing tells you, so you can compare homes like for like.

  • Price, or price on request

A price appears only when it was confirmed in the past seven days, with its source recorded. Price on request means ask for the current figure before you compare.

  • Payment plan

Every stage from booking to handover, shown only when the stages add up to the full price. Schedule on request means ask for the full plan.

  • Handover

The date as the developer states it, which can move. The date that counts is the one written into your sale agreement.

  • Why selected, and what to consider

The reasons a home could suit a buyer, and the trade-off to weigh before you commit.

What a private consultation adds to a listing

FitWhy it could suit a buyerWhether it suits your budget, timeframe and objective

Nothing here fits your plans?

Listings change as homes sell. Share your price range, emirate and timeframe to receive up to three off-plan projects that match. If fewer fit, you receive fewer.

Six commitments behind every consultation.

How the firm is paid, and why it matters to you

A purchase this size deserves someone who shows you the full picture, including what could go wrong, before you commit a deposit.

Every cost before you commit

Total price, registration fees and each payment stage, set out in your own currency before you pay anything.

Honest about fit

Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.

A second opinion on any offer

Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.

Told how the firm is paid

Before you decide on anything, including whether a developer on your shortlist pays the firm.

Checks before you see a home

Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.

Your time, your privacy

Three steps, no obligation.

No account, no fee, no pressure to proceed. You decide whether to go further.

  1. 1

    Share your requirements

Your contact details, then property type, price range, emirate, objective and timeframe. It takes about two minutes, and no financial documents are needed.

  2. 2

    Review suitable options

Up to three opportunities, each with its costs, payment timings, the reasons it was selected and what to consider. If fewer fit, you get fewer.

  3. 3

    Discuss next steps

Talk to an adviser about the options, what to verify independently and what reserving involves. There is no pressure to proceed.

Answers before you share any details.

If your question is not answered here, an adviser can go through it with you during a consultation.

Choose Add to My Shortlist on each home that interests you, then complete the form. The homes you added go with your request, so the reply can cover the current price, payment plan and availability of each.

A price is shown only when it comes from a current offer or the developer’s indicative price, its source is recorded, and it was confirmed in the past seven days. Otherwise the listing says price on request rather than show a figure that may be out of date.

A home is listed only while it is available and its details are current. Homes that sell, pause or pass their review date are removed, so the list stays short rather than out of date.

No. A listing means the home is available and its details were checked, not that it suits your plans. Whether it fits your budget, timeframe and objective is covered in a private consultation, and legal and tax questions belong with your own advisers.

No. An off-plan home can only be let after completion and handover, so there is no rental income during construction. Rental income is also not guaranteed after handover.
