How the service works

Every home on your shortlist has passed four checks

Every home on your shortlist is first checked on four points: the developer and project record, the location and comparable homes, every payment and cost, and how well it fits your requirements.

Our approach 01

Four checks before a home reaches your shortlist

  1. 01

    Developer and project record

What the developer has delivered before, whether the project record shows the registration and permits it needs, and how to confirm its escrow account.

  2. 02

    Location and comparables

What exists nearby today, what is only planned, and how the home compares with similar homes in the area.

  3. 03

    Payment commitments and total costs

Each staged payment, when it falls due, and the purchase costs on top of the price, so you see the full commitment.

  4. 04

    Fit with your requirements

Whether the property type, total budget, emirate, timeframe and objective match the requirements you shared.

Our approach 03

How the firm is paid, and what you are told

Before you proceed with any purchase, you are told in writing how the firm is paid for it, including any payment from the developer. You can ask at any point, including before your first call.

If a developer whose home is on your shortlist pays the firm, you are told. You can then weigh that home knowing the relationship, ask for alternatives or take independent advice before deciding.

What you can hold us to

Six commitments behind every consultation.

A purchase this size deserves someone who shows you the full picture, including what could go wrong, before you commit a deposit.

How the firm is paid, and why it matters to you
  1. Every cost before you commit

Total price, registration fees and each payment stage, set out in your own currency before you pay anything.

  2. Honest about fit

Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.

  3. A second opinion on any offer

Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.

  4. Told how the firm is paid

Before you decide on anything, including whether a developer on your shortlist pays the firm.

  5. Checks before you see a home

Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.

  6. Your time, your privacy

Video, phone, WhatsApp or email in your time zone. Your details are used only to reply, and launch emails only if you ask.

How it works 04

Three steps, no obligation.

No account, no fee, no pressure to proceed. You decide whether to go further.

  1. 01

    Share your requirements

Your contact details, then property type, price range, emirate, objective and timeframe. It takes about two minutes, and no financial documents are needed.

  2. 02

    Review suitable options

Up to three opportunities, each with its costs, payment timings, the reasons it was selected and what to consider. If fewer fit, you get fewer.

  3. 03

    Discuss next steps

Talk to an adviser about the options, what to verify independently and what reserving involves. There is no pressure to proceed.

Questions 05

Answers before you share any details.

If your question is not answered here, an adviser can go through it with you during a consultation.

No. The consultation and shortlist are free, and you decide whether to take any home further. There is no pressure to proceed.

Yes. If a developer whose home is on your shortlist pays the firm, you are told before you proceed, and how the firm is paid for that purchase is confirmed to you in writing.

To reply to your enquiry, prepare a shortlist or arrange a consultation. They are stored privately and never published, and launch emails are sent only if you tick that separate box.

No. Each opportunity is checked for fit against the requirements you give, but that is not a formal suitability assessment. Decisions about your finances, tax position and legal structure belong with your own qualified advisers.

No. The checks reduce the chance of surprises, but capital growth and rental income are not guaranteed, and an off-plan home earns rent only after handover.
