Before you pay a Nakheel booking deposit

  1. Confirm who sells to you

    Since the 2024 move into Dubai Holding, check which company is named as seller in your sale and purchase agreement.

  2. Confirm where your money goes

    Check the project’s escrow account and that your purchase is entered in the Interim Property Register through Oqood.

  3. Read the date for your release

    Island schemes are delivered over many years. Read the developer-stated date for your release and what the contract says if it moves.

  4. Separate built from planned

    On new islands, confirm which roads, beaches, schools and shops exist today and which are still planned.

  5. Price in service charges

    Use DLD’s Service Charge Index for approved charges in Nakheel’s established communities. A new island has no history yet.

Nakheel created Palm Jumeirah, and its established communities, including Jumeirah Islands, Jumeirah Park, Al Furjan, Discovery Gardens, International City and District One, are complete and lived in. Its new island schemes are not: the June 2026 Palm Jebel Ali release carries a developer-stated completion of September 2030.

Nakheel is part of Dubai Holding, into which the Ruler of Dubai ordered it incorporated in March 2024. That makes it government-linked, but the government does not stand behind each project, so judge every purchase on its contract, escrow account and registration.

Nakheel went through a debt restructuring from August 2011 that ended when it repaid an AED 4.4bn sukuk in August 2016. It is historical, but useful context when weighing reclamation projects that depend on years of construction.

Dates are developer-stated and can move. Your sale and purchase agreement sets the completion date and what happens if it is missed, so have your lawyer read those clauses before you pay. The home earns no rent until handover.

No. Nakheel’s residential communities are in Dubai. Al Nakheel is a neighbourhood in Ras Al Khaimah city and has nothing to do with the developer.
