Binghatti City, launched January 2026 as its first master community, is reported at 12 towers and more than 13,000 units, mostly studios and one-bedroom flats.
Bugatti Residences, Mercedes-Benz Places and Burj Binghatti Jacob & Co Residences carry partner brands. Ask what each brand contributes: design, fit-out, services or the name only.
Tilal Binghatti, launched May 2026, offers four- and five-bedroom townhouses, six-bedroom twin villas and seven-bedroom villas.
It reports more than 100 projects valued at over AED 100bn, and its own completion counts change between releases. Check completions building by building.
The sukuk issuer is Binghatti Holding Limited; a directory lists the Dubai developer as Binghatti Developers FZE (DLD no. 1051). Confirm the seller named in your contract.
Confirm the project’s escrow account and that your sale is registered through Oqood.
Its completed record is apartments. For a Tilal Binghatti townhouse or villa, read the handover date and delay clauses closely.
Look up a completed Binghatti building comparable to yours and view it, or have someone you trust view it, before judging finish.
In towers dominated by studios and one-bed flats, check the unit mix and use DLD’s Service Charge Index for comparable completed buildings.

Binghatti states nearly 60 completed developments and about 1,700 units delivered in the first half of 2026. The counts are its own and change between releases, and its completions are apartments. Look up finished Binghatti buildings comparable to yours in DLD records.
No. Tilal Binghatti, launched in May 2026, is its first villa community, so its delivered record is in apartments.
No. The profit rates on its sukuk are what the company pays to borrow. They are not a return on a Binghatti home, and no return on a home is guaranteed.
That cannot be assumed. A brand name does not guarantee resale value or rental demand, and it does not remove the need to check escrow, registration, service charges and the developer-stated handover date.
Handover dates are developer-stated and can move. Your sale and purchase agreement sets the completion date and what happens if it is missed, so have your lawyer read those clauses before you pay. The home earns no rent until handover.
Listing Binghatti here does not mean a partnership or endorsement. Developers may pay commission where that applies; how the service is paid is disclosed on the Disclosures page and confirmed to you in writing before you proceed. The checks on this page apply whoever sells to you.
