How to choose an off-plan project that holds its value.

Five checks that separate a sound purchase from an expensive one. They work on any project, including one you have been offered elsewhere.

  1. Check what the developer has already delivered

    Visit or look up completed projects of the same type. Were they handed over close to the promised date, and how do they look, let and resell today? A launch brochure tells you little about delivery.

  2. Confirm the project is registered and your money is protected

    In Dubai, an off-plan project must be registered with the Dubai Land Department, and your instalments are paid into the project’s escrow account rather than to the developer. Ask for both before you pay a booking deposit.

  3. Match the payment plan to your cash flow

    Put every instalment against a date you can meet, then add the 4% Dubai Land Department fee and registration costs. A plan that runs past handover eases cash flow, but can come with a higher total price.

  4. Price the home on what will exist when you move in

    Schools, shops, beaches and metro links shown in a masterplan can be years behind the homes. Judge the price on what will be open in your handover year, not the finished picture.

It is the total purchase price. With off-plan property you usually pay a booking deposit first, then instalments during construction, and the rest on or after handover. Registration and other fees come on top. Every shortlist sets out these commitments separately so the price is never mistaken for the cash you need at the start.

Only after it is completed and handed over, which is often several years after booking. If you need income sooner, tell your adviser, who will say plainly whether off-plan fits your plans.

No. Property values and rents can go down as well as up, and handover dates are the developer’s estimates. Visa eligibility depends on official rules and your own circumstances, and is decided by the authorities.

Many international buyers complete off-plan purchases remotely. What is required depends on the developer, the emirate and your documents. The country guides explain the usual steps and the questions to raise with your own advisers.

Handover dates are the developer’s estimates and can move. In Dubai, payments into a project’s escrow account can only be used to build that project, but escrow does not guarantee completion on the stated date. Read the delay terms in your contract with your own lawyer before you reserve.
