Nad Al Sheba Gardens, Phase 11 in brief

Phase 11 is the current release at Nad Al Sheba Gardens, a Meraas community of townhouses and villas in Dubai. Phases 2 to 10 are sold out. Phase 11 occupies a self-contained corner of the masterplan, bordered by Phases 9 and 10 and by the planted edge of the community.

The phases are arranged around a winding green corridor with water features, and a large open park sits beside Phase 9. One further phase, Phase 12, is planned along the outer edge of the community beside Phase 10 and will be villas only.

The adviser’s view

Why it could suit you
The newest phase of a green, low-rise community near Meydan: three-bedroom townhouses and four- and five-bedroom villas, with Phases 2 to 10 already sold out.
What to weigh
One further phase of villas is planned, so ask which community facilities will be finished when you move in.

What you are buying into.

A corner of its own

Phase 11 sits at one end of the masterplan, bordered by Phase 10, Phase 9 and the landscaping along the community's edge.

An established community

Phases 2 to 10 are sold out, so Phase 11 joins neighbourhoods that are already spoken for.

A green corridor through the middle

A landscaped corridor with water features winds through the centre of the community, between the phases.

One phase still to come

Phase 12 is the only further phase shown on the masterplan, and it is planned as villas only.

How buying works in Dubai, and what it costs

Nad Al Sheba Gardens is a Meraas community in Nad Al Sheba, Dubai. The masterplan shows Meydan Racecourse just beyond the community's boundary.

What you pay beyond the price.

The purchase price is not the whole cost. An adviser sets out every figure below in your own currency before you commit.

  1. Registration fee on the sale

Paid to the land department when the off-plan sale is registered in your name, calculated on the purchase price.
  2. Developer and administration charges

Registration admin, trustee or oqood charges and any handover fees the developer applies on top of the price.
  3. Service charges after handover

Charged each year per square foot once the home is handed over, and they differ sharply between communities.

See the current rates, emirate by emirate. The purchase costs guide sets out each fee, who charges it and when it falls due.

Ask your own question

The developer prices each unit separately and changes prices as units sell, so no price is published here. An adviser sends the current price list, unit by unit, with no obligation.

The developer sets the schedule for each release, and it changes between phases. An adviser sends the current plan with the date every instalment falls due, so you can match it to your cash flow.

The developer has not stated a handover date for this release. Ask for it in writing, with the contract terms that apply if the date moves, before you pay a booking deposit.

Foreign buyers can own property outright in the designated areas of Dubai, whatever their nationality and without living in the UAE. An adviser confirms in writing how this project is registered, and what that means for your ownership, before you pay anything.

Yes. Consultations are held by video in your time zone, documents are handled remotely, and an adviser sets out what your own bank and advisers at home will need. You are told plainly if any step needs you to be in the UAE.

The developer is Meraas. Its record on comparable completed projects, where it builds and what to ask before buying from it are set out on its own page, and an adviser goes through the same points with you.

Six commitments behind every consultation.

How the firm is paid, and why it matters to you

A purchase this size deserves someone who shows you the full picture, including what could go wrong, before you commit a deposit.
