What Ellington builds, and what to weigh

  • Apartment buildings, not master communities

Studios to four-bedroom apartments, duplexes and penthouses. Playa Del Sol includes a single villa, and Ellington has no townhouse-led community.

  • External main contractors

It does not build in-house, so delivery depends on the contractor it appoints for each project.

  • Ras Al Khaimah as a second market

Playa Del Sol is described as its second project on Al Marjan Island and fourth in Ras Al Khaimah, with a developer-stated completion of Q4 2027.

Before you pay an Ellington booking deposit

  • Ask who the main contractor is

Delivery depends on a third party. Ask who the contractor is and read the completion and delay clauses in your contract.

  • View a completed Dubai building

Ellington House II and Arbor View began handing over in May 2026. View a completed building, or have someone you trust view it, before judging finish.

  • Confirm escrow and Oqood in Dubai

Confirm the project’s escrow account and that your sale is registered through Oqood.

  • Confirm escrow and permits in Ras Al Khaimah

Confirm the project escrow sits with a RAK RERA-registered trustee and that the project holds an Off Plan Sale Permit.

  • Weigh the lack of a RAK handover

Ellington has no completed handover in Ras Al Khaimah yet, and its Dubai record does not show how a first RAK cycle will go.

  • Ask for evidence behind marketing claims

Treat occupancy and rental-premium claims in marketing as developer-stated, and ask for the evidence behind them.

Six commitments behind every consultation.

Honest about fit

Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.

A second opinion on any offer

Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.

Told how the firm is paid

Before you decide on anything, including whether a developer on your shortlist pays the firm.

Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.

Your time, your privacy

Video, phone, WhatsApp or email in your time zone. Your details are used only to reply, and launch emails only if you ask.

Three steps, no obligation.

No account, no fee, no pressure to proceed. You decide whether to go further.

  1. 1

    Share your requirements

Your contact details, then property type, price range, emirate, objective and timeframe. It takes about two minutes, and no financial documents are needed.

  2. 2

    Review suitable options

Up to three opportunities, each with its costs, payment timings, the reasons it was selected and what to consider. If fewer fit, you get fewer.

  3. 3

    Discuss next steps

Talk to an adviser about the options, what to verify independently and what reserving involves. There is no pressure to proceed.

Answers before you share any details.

If your question is not answered here, an adviser can go through it with you during a consultation.

Handover of Ellington House II in Dubai Hills Estate and Arbor View in Arjan began in May 2026. Its first projects, from 2016, included Belgravia in Jumeirah Village Circle and DT1 in Downtown. It publishes no total of units delivered, so check each completed building in DLD records.

No. It appoints external main contractors; for Mercer House in Uptown Dubai it awarded a contract of more than AED 1bn to China Railway 18th Bureau Group in October 2025. Ask who the contractor is for any project you consider.

Soto Grande in Al Hamra, Cala Del Mar and Playa Del Sol on Al Marjan Island, and Costa Mare. None has been handed over yet; Playa Del Sol’s developer-stated completion is Q4 2027.

The project’s escrow account and registration. In Dubai, payments go into the project’s own escrow account and the sale is registered through Oqood. In Ras Al Khaimah, RAK RERA oversees escrow through trustee banks. Read the delay clauses too: off-plan homes earn no rent until handover.

No one can promise that. Design is how Ellington positions itself; resale demand and prices depend on the market, the building and your timing.

Listing Ellington here does not mean a partnership or endorsement. Developers may pay commission where that applies; how the service is paid is disclosed on the Disclosures page and confirmed to you in writing before you proceed. The checks on this page apply whoever sells to you.
