Five checks that work with any developer

  1. 01

    Ask for the record that matches your purchase

    Ask which comparable buildings it has handed over, with dates, in your emirate. A Dubai record says little about a first project elsewhere.

  2. 02

    Treat headline totals as claims

    Delivery totals usually come from the developer itself. Check your own building’s status in land department records.

  3. 03

    Read what the developer discloses

    Listed sukuk and credit ratings put some financial information in public. Developers without listed debt publish far less.

  4. 04

    Match the seller to the project

    Check that the company named in your sale and purchase agreement is the one registered for the project before you pay a booking deposit.

  5. 05

    Pay into the project’s escrow account

    Confirm the escrow account named for the project and that your payments are directed to it.

Your payments are protected by the project, not the brand

Dubai law requires a separate escrow account for each off-plan project and makes an off-plan sale void unless it is entered in the Interim Property Register. Abu Dhabi requires recording in its Initial Real Estate Register, and Ras Al Khaimah’s regulator oversees project escrow through trustee banks. None of this depends on which developer you choose.

How the firm is paid, and why it matters to you
  1. Every cost before you commit

    Total price, registration fees and each payment stage, set out in your own currency before you pay anything.

  2. Honest about fit

    Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.

  3. A second opinion on any offer

    Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.

  4. Told how the firm is paid

    Before you decide on anything, including whether a developer on your shortlist pays the firm.

  5. Checks before you see a home

    Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.

  6. Your time, your privacy

    Video, phone, WhatsApp or email in your time zone. Your details are used only to reply, and launch emails only if you ask.

None is ranked here, and none is risk-free. DAMAC and Binghatti publish delivery totals, Imtiaz and Meraas publish dated handovers, and BEYOND has no completed project yet. Compare the record for the building type and emirate you are buying, then check the project’s escrow account, registration and handover date.

Not in itself. Nakheel and Meraas belong to Dubai Holding, but that link does not guarantee any project. In Dubai, your protection comes from the project’s escrow account and entry in the Interim Property Register.

Leaving a developer out is not a judgement on it. The same checks apply: seller, escrow account, registration and handover date.
