Mainly apartments, with six beach mansions
BEYOND sells apartment towers, from studios to three bedrooms, with penthouses and duplexes. Its only standalone houses are six beach mansions at Passo on Palm Jumeirah.
Its enquiry form offers villas and townhouses, but it has no named townhouse project, so buyers wanting a house will find very little from BEYOND so far.

Name the seller and escrow account
Projects sit in separate companies. Confirm which company sells your unit and which project escrow account receives your payments.
Use the developer’s own site
Several broker websites use lookalike names. The developer’s site is beyonddevelopments.ae.
Get the completion date in writing
Rely on the developer-stated completion date and delay clauses in your contract, not on marketing material.
Separate masterplan from phase
Masterplan areas describe the whole scheme. Confirm what your phase includes and which facilities are only planned.
Check Ras Al Khaimah permits
At Marjan Beach, confirm the project escrow with a RAK RERA-registered trustee and the Off Plan Sale Permit.

Not yet. A market directory lists 12 BEYOND-associated projects and none completed. OMNIYAT’s stated record of 18 delivered projects belongs to the parent brand, not to BEYOND.
BEYOND is a brand launched by OMNIYAT GROUP in September 2024, with its own CEO, Adil Taqi. Individual BEYOND projects are sold through separate companies, so check the seller named in your contract.
The project’s escrow account and registration, not the brand. In Dubai, payments go into the project’s own escrow account and the sale must be entered in the Interim Property Register. In Ras Al Khaimah, RAK RERA oversees escrow through trustee banks. Confirm both before paying a deposit.
Yes. In February 2026 it unveiled the EVERMORE masterplan on Marjan Beach with Marjan, including Le Château, a 31-floor tower. BEYOND has no launch in Abu Dhabi.
Rely on the developer-stated completion date and delay clauses in your contract, and have your lawyer read them before you pay. Every project is off-plan, so no BEYOND home earns rent until handover.
