How to choose a Dubai apartment building
Work through these for each building you consider; the answers can differ within one community.
The building itself
Compare unit mix, layouts, parking and the share of studios, which shapes who your future tenants and buyers will be.
Supply around you
Count comparable homes due to complete nearby; they compete for the same tenants and buyers.
What it costs to run
Look up approved service charges for comparable completed buildings on the DLD Service Charge Index.
What exists today, and what is planned
List the amenities and transport operating now separately from those shown on the masterplan.
Freehold area, escrow and Oqood
Confirm the plot sits in a designated freehold area, the project has its own escrow account, and your sale will be registered through Oqood.

Pay in stages while your apartment is built
A typical sequence, not any one project’s plan. Your sale agreement sets each instalment and what happens if you pay late, so ask a lawyer to read the default clauses.
- 1/6
Reservation
A booking payment holds the unit, and you supply passport copies and evidence of where your money comes from. Ask what happens to the booking payment if you do not sign.
- 2/6
Sale and purchase agreement
The SPA fixes the price, every payment date, the developer-stated completion date and what happens if you pay late or handover slips. Have a UAE-qualified lawyer read it.
- 3/6
Registration
The sale is entered on the emirate’s off-plan register and registration fees fall due. Pay only into the project escrow account, verified against the developer’s own documents.
- 4/6
Construction instalments
Further payments follow the dates or build milestones in your SPA. Budget for every one; a missed instalment has contractual consequences.
- 5/6
Completion and handover
A payment is usually due around handover, followed by snagging, service-charge set-up and the title deed. A representative can attend for you under a legalised power of attorney.
- 6/6
After handover
Only now can you live in or let the home. Some plans continue after handover, so count those payments too.

Letting or selling later: what decides the outcome
Two local checks tell you most: approved service charges for comparable buildings on the DLD index, and how many similar units are due nearby. Rent starts only after handover, and neither rent nor price growth is guaranteed.
A sale before handover must be entered in the Interim Property Register to be valid, and your sale agreement may add conditions. On a later resale of a completed home, agency commission is typically about 2% by market custom, and the transfer carries DLD registration and trustee fees.
What you can hold us to
Six commitments behind every consultation.
A purchase this size deserves someone who shows you the full picture, including what could go wrong, before you commit a deposit.
How the firm is paid, and why it matters to you-
Every cost before you commit
Total price, registration fees and each payment stage, set out in your own currency before you pay anything.
-
Honest about fit
Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.
-
A second opinion on any offer
Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.
-
Told how the firm is paid
Before you decide on anything, including whether a developer on your shortlist pays the firm.
-
Checks before you see a home
Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.
-
Your time, your privacy

How it works 07
Three steps, no obligation.
No account, no fee, no pressure to proceed. You decide whether to go further.
- 01
Share your requirements
Your contact details, then property type, price range, emirate, objective and timeframe. It takes about two minutes, and no financial documents are needed.
- 02
Review suitable options
Up to three opportunities, each with its costs, payment timings, the reasons it was selected and what to consider. If fewer fit, you get fewer.
- 03
Discuss next steps
Talk to an adviser about the options, what to verify independently and what reserving involves. There is no pressure to proceed.
Questions 08
Answers before you share any details.
If your question is not answered here, an adviser can go through it with you during a consultation.
No. It is the total purchase price. Payments are staged under your sale agreement, and DLD registration costs are added on top of the price.
Buyers of off-plan units in Dubai normally pay none because the developer pays the agent. That is market custom, not law, so confirm it in writing.
No community suits everyone. Compare each building on unit mix, nearby supply, service charges, what exists today and its escrow and registration. An adviser can then shortlist up to three options that fit your plans.
Completion dates are developer-stated. Your sale agreement, not the brochure, sets what happens if handover slips, so have a UAE-qualified lawyer read the completion, delay and termination clauses before you pay a booking amount. Your apartment earns no rent until it is handed over, so plan every instalment without it.
Usually, yes. Most of an off-plan purchase is documents and payments. Dubai accepts a valid passport from non-resident buyers for sale registration, and a representative can act for you at steps such as handover under a power of attorney notarised and legalised in your home country. Consultations take place by video or phone.
