What Meraas builds, and what to weigh

    From apartments to seven-bedroom villas

    Meraas sells mid-rise apartments at City Walk Crestlane up to seven-bedroom villas at The Acres Estates.

  2. 02

    Partner brands and architects

    Jumeirah at Emirates Towers, Bvlgari on Jumeira Bay, SOM at Atélis and Foster + Partners at Solaya. They affect the price, not how a building is run, what it costs to maintain or how it resells.

  3. 03

    A district still on paper

    The d3 residential masterplan announced in January 2026 covers 18 million sq ft but gives no completion dates. A buyer today is buying a specific tower, not the finished district.

  4. 04

    Construction stages are not handover

    Solaya groundworks, a joint venture with BGRE, are due to finish between September and November 2026. That is piling and excavation, though some listing sites present it as delivery.

  5. 05

    Group mortgage arrangements

    In April 2026 Dubai Holding Real Estate and Emirates NBD announced off-plan mortgage financing across its brands. Terms are the bank’s.

Meraas 06

Before you pay a Meraas booking deposit

  1. Confirm the seller and escrow account

    Brand, partner and project company can differ. Confirm the named seller and the project escrow account.

  2. Rely on the contract completion date

    Use the date in your sale agreement, not listing portals, which can confuse construction stages with handover.

  3. Confirm Oqood registration

    Check that the sale is entered in the Interim Property Register through Oqood.

  4. Price in running costs

    Hotel-style services can raise service charges. Compare completed buildings in DLD’s Service Charge Index.

  5. Treat sell-out claims as marketing

    Claims such as the rapid sell-out of Atélis come from the developer and say nothing about resale demand.

  6. Ask what is committed nearby

    Ask which parks, roads and shops near your building have committed dates.

    Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.

Meraas is part of Dubai Holding, which announced the move in June 2020 at the direction of the Ruler of Dubai. That link does not protect an individual project; the escrow account and registration do.

No. Meraas has no residential project in Abu Dhabi or Ras Al Khaimah.

Rely on the completion date in your sale and purchase agreement, not listing portals, and have your lawyer read what it says if the date is missed. Off-plan homes earn no rent until handover.

No one can promise that. The masterplan sets out intended districts and public spaces but gives no completion dates, and prices depend on the market and your timing.
