Which developers suit what you want to buy

    An apartment in Dubai

    All eight have launched homes in Dubai. Binghatti, Imtiaz, Ellington and BEYOND build mainly apartments, and Sobha, DAMAC, Nakheel and Meraas offer apartments alongside larger homes.

  2. 02

    Townhouse or villa in Dubai

    DAMAC and Nakheel have launched townhouses and villas in master communities, and Binghatti launched its first villa community in May 2026.

  3. 03

    A home in Abu Dhabi

    Among the eight, only Sobha has launched a community there, Sobha City in Al Bahiya. DAMAC's Abu Dhabi presence rests on an agency listing and a reported plan.

  4. 04

    A home in Ras Al Khaimah

    BEYOND, DAMAC and Ellington have launched homes there, all apartment-led. Sobha's RAK activity is a manufacturing facility, not homes.

    Public financial disclosure

    Binghatti and Sobha have sukuk listed on Nasdaq Dubai, and DAMAC has sukuk listed in Dublin. Nakheel is part of Dubai Holding. Imtiaz, BEYOND and Ellington have no listed debt, so ask them directly for financial information.

    A long completed record

    BEYOND was launched in 2024 and lists no completed project of its own, and Binghatti's first villa community launched in May 2026. Ask any developer for completed buildings of the type you want.

    Rule out developers with no launched homes of the type you want in the emirate you want.

    Look for comparable completed buildings

    A developer's record in one type or emirate does not transfer automatically to another.

    Read the public record for what it is

    Listed debt means more financial information is public. It is not a delivery promise.

    Move to project-level checks
