Which developers suit what you want to buy
- 01
An apartment in Dubai
All eight have launched homes in Dubai. Binghatti, Imtiaz, Ellington and BEYOND build mainly apartments, and Sobha, DAMAC, Nakheel and Meraas offer apartments alongside larger homes.
- 02
Townhouse or villa in Dubai
DAMAC and Nakheel have launched townhouses and villas in master communities, and Binghatti launched its first villa community in May 2026.
- 03
A home in Abu Dhabi
Among the eight, only Sobha has launched a community there, Sobha City in Al Bahiya. DAMAC's Abu Dhabi presence rests on an agency listing and a reported plan.
- 04
A home in Ras Al Khaimah
BEYOND, DAMAC and Ellington have launched homes there, all apartment-led. Sobha's RAK activity is a manufacturing facility, not homes.
- 05
Public financial disclosure
Binghatti and Sobha have sukuk listed on Nasdaq Dubai, and DAMAC has sukuk listed in Dublin. Nakheel is part of Dubai Holding. Imtiaz, BEYOND and Ellington have no listed debt, so ask them directly for financial information.
- 06
A long completed record
BEYOND was launched in 2024 and lists no completed project of its own, and Binghatti's first villa community launched in May 2026. Ask any developer for completed buildings of the type you want.

Narrow the eight to two or three
- 01
Start with the emirate and property type
Rule out developers with no launched homes of the type you want in the emirate you want.
- 02
Look for comparable completed buildings
A developer's record in one type or emirate does not transfer automatically to another.
- 03
Read the public record for what it is
Listed debt means more financial information is public. It is not a delivery promise.
- 04
Move to project-level checks
Registration, escrow account, advertising permit and SPA terms decide more than the developer name.
Developers compared 05
In-house or appointed contractor: what to check
Sobha describes in-house design, engineering and MEP; Binghatti calls itself vertically integrated
Ellington awarded a contract of more than AED 1bn to China Railway 18th Bureau Group for Mercer House
Mainly the developer's own teams
The developer and the contractor it appoints
The developer's record on completed buildings of the same type
The named contractor and the SPA's completion and delay clauses
Whether a specific project will finish on its developer-stated date
Whether a specific project will finish on its developer-stated date
What you can hold us to
Six commitments behind every consultation.
A purchase this size deserves someone who shows you the full picture, including what could go wrong, before you commit a deposit.
How the firm is paid, and why it matters to you-
Every cost before you commit
Total price, registration fees and each payment stage, set out in your own currency before you pay anything.
-
Honest about fit
Up to three options, and fewer if fewer fit. If off-plan does not suit your plans, you are told plainly.
-
A second opinion on any offer
Bring an offer from a developer or another agent and have its cost, payment plan and contract points checked before you commit.
-
Told how the firm is paid
Before you decide on anything, including whether a developer on your shortlist pays the firm.
-
Checks before you see a home
Registration, the project escrow account, the developer’s record and a current price, checked before a home reaches you.
-
Your time, your privacy
Video, phone, WhatsApp or email in your time zone. Your details are used only to reply, and launch emails only if you ask.
How it works 06
Three steps, no obligation.
No account, no fee, no pressure to proceed. You decide whether to go further.
- 01
Share your requirements
Your contact details, then property type, price range, emirate, objective and timeframe. It takes about two minutes, and no financial documents are needed.
- 02
Review suitable options
Up to three opportunities, each with its costs, payment timings, the reasons it was selected and what to consider. If fewer fit, you get fewer.
- 03
Discuss next steps
Talk to an adviser about the options, what to verify independently and what reserving involves. There is no pressure to proceed.
Questions 07
Answers before you share any details.
If your question is not answered here, an adviser can go through it with you during a consultation.
Developers are not ranked here. Reliability shows project by project, in completed buildings, registration and escrow records and SPA terms. Use the table to narrow the field to those active in your emirate and property type, then check the specific project.
No. A developer covered on this site does not imply a partnership with it. Each is covered so that you can compare the evidence on equal terms.
Among the eight, only Sobha has launched a community there, Sobha City in Al Bahiya, announced in April 2026. DAMAC has a completed tower per an agency listing and a reported villa plan, and Binghatti has stated an intention only.
Not by itself. It means offering documents and ratings are public, which gives you more to read. Sukuk profit rates are the developer's borrowing cost, not a return to property buyers, and no listing guarantees delivery of a particular project.
