What makes an apartment worth its price

Apartments share walls, lifts and facilities, so the building and how it is run matter as much as your unit.

  1. Where your money goes

    Confirm the legal entity named in your sale agreement, and pay only into the project escrow account that each emirate requires by law.

  2. The developer’s delivery record

    Look at buildings the same developer has completed, project by project, rather than headline delivery totals.

  3. What it costs to run

    In Dubai, look up approved service charges for comparable buildings on the DLD Service Charge Index before you commit.

  4. The unit mix and nearby supply

    A tower of mostly studios competes with every similar unit completing nearby. Ask how many comparable homes are due in the same area.

  5. Your total commitment

    Add registration fees and every instalment to the price, and check which payments fall after handover.

Pay in stages while your apartment is built

A typical sequence, not any one project’s plan. Instalment sizes and dates are set in each developer’s sale agreement, so read the schedule before you reserve.

  1. 1/6

    Reservation

    A booking payment holds the unit, and you supply passport copies and evidence of where your money comes from. Ask what happens to the booking payment if you do not sign.

  2. 2/6

    Sale and purchase agreement

    The SPA fixes the price, every payment date, the developer-stated completion date and what happens if you pay late or handover slips. Have a UAE-qualified lawyer read it.

  3. 3/6

    Registration

    The sale is entered on the emirate’s off-plan register and registration fees fall due. Pay only into the project escrow account, verified against the developer’s own documents.

  4. 4/6

    Construction instalments

    Further payments follow the dates or build milestones in your SPA. Budget for every one; a missed instalment has contractual consequences.

  5. 5/6

    Completion and handover

    A payment is usually due around handover, followed by snagging, service-charge set-up and the title deed. A representative can attend for you under a legalised power of attorney.

  6. 6/6

    After handover

    Only now can you live in or let the home. Some plans continue after handover, so count those payments too.

Letting or selling later: what decides the outcome

Resale depends on how your building compares with nearby completions, its service charges and how easily a buyer can finance it. Rent can start only after handover, and neither rent nor price growth is guaranteed.

Selling before handover: in Dubai the sale is void unless it is entered in the Interim Property Register, and your sale agreement may add conditions. Selling a completed home: agency commission is typically about 2% by market custom.

No to both. It is the total purchase price, paid in stages under your sale agreement. Registration fees come on top: Dubai’s Oqood page lists 2% for the purchaser and 2% for the seller, and DARI lists 2% of the price in Abu Dhabi. Your sale agreement sets who pays in practice.

Each emirate requires off-plan payments to go into a project escrow account and the sale to be recorded on its register. Escrow ring-fences construction money but does not promise completion on time, so pay only into the verified escrow account and ask for proof of registration.

Completion dates are developer-stated. Your sale agreement, not the brochure, sets what happens if handover slips, so have a UAE-qualified lawyer read the completion, delay and termination clauses before you pay a booking amount. Your apartment earns no rent until it is handed over, so plan every instalment without it.

Usually, yes. Most of an off-plan purchase is documents and payments. Dubai accepts a valid passport from non-resident buyers for sale registration, and a representative can act for you at steps such as handover under a power of attorney notarised and legalised in your home country. Consultations take place by video or phone.

That depends on your sale agreement and the emirate’s rules. In Dubai, a sale of an off-plan unit is void unless it is entered in the Interim Property Register, and developers can set conditions. Ask your own lawyer to read the resale clauses.
