How to compare townhouse phases in Dubai

You buy into one cluster of a larger scheme, so compare clusters, not community brands.

  1. Your phase and cluster

    Master communities release clusters over years. Compare each cluster’s handover date and the construction still due around it.

  2. What exists today, and what is planned

    List the schools, shops, roads and transport operating now separately from those shown on the masterplan.

  3. Later phases and nearby supply

    Later releases in the same community compete for the same tenants and buyers. Ask what is still to come.

  4. Plot, layout and privacy

    Compare end and middle units, garden size, parking and what faces the rear of your home.

  5. What it costs to run

    Ask what the master community and cluster charge for, and compare completed communities on the DLD Service Charge Index.

  6. Freehold area, escrow and Oqood

    Confirm the plot sits in a designated freehold area, the project has its own escrow account, and your sale will be registered through Oqood.

Pay in stages while your townhouse is built

A typical sequence, not any one project’s plan. Instalments are set in your sale agreement, and long master-community builds can spread payments over several years.

    Reservation

    A booking payment holds the unit, and you supply passport copies and evidence of where your money comes from. Ask what happens to the booking payment if you do not sign.

  2. 2/6

    Sale and purchase agreement

    The SPA fixes the price, every payment date, the developer-stated completion date and what happens if you pay late or handover slips. Have a UAE-qualified lawyer read it.

  3. 3/6

    Registration

    The sale is entered on the emirate’s off-plan register and registration fees fall due. Pay only into the project escrow account, verified against the developer’s own documents.

  4. 4/6

    Construction instalments

    Further payments follow the dates or build milestones in your SPA. Budget for every one; a missed instalment has contractual consequences.

  5. 5/6

    Completion and handover

    A payment is usually due around handover, followed by snagging, service-charge set-up and the title deed. A representative can attend for you under a legalised power of attorney.

    After handover

    Only now can you live in or let the home. Some plans continue after handover, so count those payments too.

Letting or selling later: what decides the outcome

Early residents of a new phase may live alongside ongoing construction, which can affect tenant demand, and resale competition often comes from later phases of the same community. Rent starts only after handover, and neither rent nor price growth is guaranteed.

A sale before handover must be entered in the Interim Property Register to be valid, and your sale agreement may add conditions. On a later resale, agency commission is typically about 2% by market custom.

No. It is the total purchase price. Payments are staged under your sale agreement, and DLD registration costs sit on top of the price.

Compare the specific clusters: handover date, escrow account, what operates nearby today versus what is planned, later phases that may compete, and service charges for comparable completed communities.

The June 2026 release was reported with a completion date of September 2030, and that date is developer-stated. Your sale agreement sets what happens if handover is late, so have a UAE-qualified lawyer read those clauses, and plan your instalments without rental income.

Usually, yes. Most of an off-plan purchase is documents and payments. Dubai accepts a valid passport from non-resident buyers for sale registration, and a representative can act for you at steps such as handover under a power of attorney notarised and legalised in your home country. Consultations take place by video or phone.
