How Sobha builds, and what that means for you

    Design and engineering in-house

    Sobha says architecture, engineering and MEP work, project tracking and quality control are handled by its own teams (developer-stated). Ask who builds your tower.

  2. 02

    Its own factories

    Group factories in Bangalore make interiors, glazing, metal works and concrete products. A plant in Al Hamra, opened May 2026, makes aluminium facades and bathroom pods.

  3. 03

    Apartments, villas and mansions

    Its Dubai communities are large master developments. Sobha is not a townhouse developer, so if a listing offers a Sobha townhouse, ask for the developer’s own project documents.

    Bank finance offers

    Its press page lists home-finance offers with Emirates NBD (April 2026) and NBQ (July 2026). Terms are set by the banks.

Before you pay a Sobha booking deposit

  1. Check your building, not the 2026 total

    Look up your specific building’s status in DLD records. The handover plan covers whole communities.

  2. Confirm where your money goes

    In Dubai, confirm the project’s escrow account and that your sale will be registered through Oqood. In Abu Dhabi, confirm the escrow account and DARI registration.

  3. Match the seller to the registration

    Check that the company named as seller in your sale and purchase agreement is the one registered for the project.

  4. Read the delay clauses in Abu Dhabi

    Sobha City has no local handover record yet. Read the developer-stated handover date and what the contract says if it slips.

  5. Separate built from planned

    In a large masterplan, confirm your phase and which roads, schools and shops are still only planned.

Sobha is handing over homes in Dubai communities such as Sobha Hartland, and about 3,000 units were reported completed in 2025. Its 6,819-unit figure for 2026 is a plan, and it has no completed Abu Dhabi community yet. Check comparable Sobha buildings in DLD records before you commit.

No. Its shares are private, but its sukuk are listed on Nasdaq Dubai, rated BB (S&P) and Ba2 (Moody’s, on the sukuk) in September 2024. Those ratings concern company debt and say nothing about one building’s completion.

In Dubai, into the project’s own escrow account, and the sale must be entered in the Interim Property Register through Oqood. In Abu Dhabi, the off-plan sale is registered through DARI. Confirm the escrow account named in your agreement before paying the booking deposit.

Handover dates are developer-stated and can move. Your sale and purchase agreement sets the completion date and what happens if it is missed, so have your lawyer read those clauses before you pay. An off-plan home earns no rent until handover.

No. Its Al Hamra facility, opened in May 2026, makes facades and bathroom pods, not homes. If you are offered a Sobha residential project there, ask for the developer’s own project documents.
