How DAMAC builds, and what that means for you

    Houses as well as apartments

    Its Dubai master communities sell off-plan villas and townhouses; DAMAC Islands 2 launched with villas, twin villas and townhouses. Shoreline in Ras Al Khaimah offers apartments and duplexes.

  2. 02

    Handed over in phases

    A date for one cluster says nothing about another in the same community. Read the handover date for the phase you are buying.

  3. 03

    Contractor not named publicly

    DAMAC’s releases do not say whether it builds with its own construction company. Ask who the main contractor is for your project.

Before you pay a DAMAC booking deposit

  1. Name the phase and its date

    Confirm the cluster or phase you are buying and the developer-stated handover date for that phase.

  2. Check completion in DLD records

    The 2026 handover figure does not show which buildings are finished. Look up your building or cluster.

  3. Confirm where your money goes

    In Dubai, confirm the project’s escrow account and that your sale is registered through Oqood.

  4. Match the seller

    The sukuk issuer and the selling company can carry different legal names. Confirm the exact seller named in your sale and purchase agreement.

  5. Verify projects outside Dubai

    In Ras Al Khaimah, confirm RAK RERA oversight of the project escrow. In Abu Dhabi, check the project on DARI rather than an agency listing.

DAMAC states it has delivered more than 50,000 homes since 2002 and is handing over 8,800 units in Dubai in 2026. These are its own figures, not an audited count, and do not show how a particular building was finished or whether it met its date. Look up completed DAMAC buildings near yours in DLD records.

No. Its shares stopped trading on the Dubai Financial Market on 15 February 2022 and it became a private company controlled by Hussain Sajwani. Its sukuk still trade, including a USD 750m issue from February 2025. Sukuk profit rates are the company’s borrowing cost, not a return to buyers.

In Dubai, into the project’s own escrow account, and the sale must be entered in the Interim Property Register through Oqood. In Ras Al Khaimah, RAK RERA oversees project escrow through trustee banks. Confirm the escrow account named in your agreement before paying the booking deposit.

Handover dates are developer-stated and set per phase. Your sale and purchase agreement sets the completion date and what happens if it is missed, so have your lawyer read those clauses before you pay. An off-plan townhouse or villa earns no rent until handover.

Read your sale and purchase agreement first, as it sets any conditions for selling before completion. In Dubai, any sale of an off-plan unit is void unless it is entered in the Interim Property Register.
